ORE International is uncovering many opportunities that have escaped other investors. Although the real estate market remains in a downward-sloping curve, and no economist can precisely predict when it will hit bottom or when we will experience another boom market, we believe that the real estate market in New York will recover within several years. That prediction, with our eternal confidence in brick-and-mortar assets, leads us to view today’s distressed market as an excellent investment opportunity that will pay off liberally when the market rebounds, and provide steady cash flow during the holding period. ORE International seeks proprietary investment opportunities in distressed properties, whether they are stalled construction or purely financially distressed assets. In every opportunity, debt and equity must be released through deep discounts in order to minimize total project cost and maximize investment return. We pursue four types of such opportunities:

 

Avenue A: Unfinished Developments

Unfinished developments pose a tremendous opportunity for firms with extensive construction expertise like ORE International. We can purchase bank notes (and equity share, if applicable) of such projects at a significant discount. Afterward, we can complete construction quickly and release the property to the market, realizing maximum returns. We can also choose to hold the properties and enjoy steady cash flow from rental income until the real estate market recovers.

Avenue B: Note Purchase of Distressed Assets

ORE International is positioned to purchase mortgage notes in default directly from banks. Afterward, ORE International and its partners can complete the foreclosure process and obtain full ownership. If the property has potential for improvement, we will leverage our construction expertise to upgrade the property for maximum return. Exit strategies are to sell as soon as possible or to hold the properties as rentals until more-favorable sales opportunities appear.

Avenue C: Redevelopment of Abandoned Properties

Even in the current recession, abandoned properties are an attractive investment because we can take advantage of low acquisition and development costs. Similar to the previous two opportunities, redevelopment of abandoned properties allows exit strategies of quick sales or holding until market recovery.

Avenue D: Bulk Purchase of New Condominium Developments

Many new residential condominium developments are in distress due to weak housing demand caused by the current economic downturn.

ORE International is poised to take advantage of these distressed assets by purchasing the unsold units in bulk at significantly discounted prices. We would rent out these units until the market recovers. When we determine the timing is appropriate, we would sell the units back to the market as condominiums and realize maximum return.
